The Legislation

What Queensland law requires by 1 January 2027

Queensland has the strictest smoke alarm laws in Australia. From 1 January 2027, every home — owner-occupied or rented — must meet all of the requirements below.

Your home must have alarms that are:

  • Photoelectric — the sensor type proven to detect smouldering fires earliest (ionisation alarms don't comply)
  • Interconnected — when one alarm sounds, every alarm in the home sounds together
  • Installed in every bedroom and in hallways that connect bedrooms to the rest of the home
  • Installed on every storey, even levels without bedrooms
  • Hardwired or powered by a 10-year sealed battery — existing hardwired alarms must be replaced with hardwired
  • Certified to Australian Standard AS 3786-2014 or AS 3786-2023
  • Less than 10 years old — older alarms must be replaced even if they still beep
Most existing homes don't comply. Standalone 9-volt battery alarms and ionisation alarms — the type found in the majority of Queensland homes — will not meet the 2027 standard.

My smoke alarms work fine — why wouldn't they comply?
A working alarm isn't necessarily a compliant one. Most existing homes have standalone ionisation alarms with replaceable 9-volt batteries — these fail the 2027 standard on three counts: wrong sensor type, not interconnected, and wrong power source. Alarms over 10 years old must also be replaced regardless of whether they still sound.
What's the difference between photoelectric and ionisation alarms?
Photoelectric alarms "see" smoke particles and respond to slow, smouldering fires — the kind that typically start in furniture or wiring while you sleep — far earlier. Ionisation alarms respond mainly to fast-flaming fires and are prone to nuisance-tripping near kitchens. Queensland legislation only accepts photoelectric alarms.
What does "interconnected" actually mean?
When one alarm detects smoke, every alarm in the home sounds simultaneously — so a fire in the garage wakes you in the main bedroom. Our alarms interconnect wirelessly, which means no re-wiring or ceiling damage for battery-powered installations. Where a home already has hardwired alarms, the law requires they be replaced with hardwired units, which our licensed electricians handle.
How many alarms will my home need?

What does it cost, and are there any hidden fees?
A flat $90 per alarm, supplied and installed, plus a one-off $35 booking fee — that's it. No callout fee, no travel charge, no GST surprise. The balance is only payable on installation day, once the work is done.
What is the $35 booking fee for? Is it refundable?
It secures your licensed electrician for an agreed date — paid through a secure Stripe link, never card details over the phone. It's fully refundable if your installation can't be completed for any reason.
What happens if I do nothing before 2027?
Beyond the safety risk, non-compliance can carry fines under Queensland fire safety law, complicate insurance claims after a fire, and hold up any future sale or lease of your property (those rules already apply today). Installers also get busier — and pricier — as deadlines approach, so acting early is the cheaper path.
Who does the installation, and what warranty do I get?
